P2A Capital acts as a structuring intermediary and administrative manager between self-directed RRSP holders and real estate project owners seeking short-term financing — never as a mortgage broker registered with the AMF, nor as an issuer of syndicated mortgage debt.

How it works

Project evaluation
Analysis of the renovation budget, timelines and estimated resale value, backed by 28 years of construction and real estate experience.

Legal structuring
Coordination of the mortgage deed with the notary and the self-directed RRSP trustee (e.g. Olympia Trust).

Direct matching
Presenting the file to a qualified RRSP lender. The loan is always granted directly by the lender to the borrower — never through pooling of unrelated third-party capital.

Follow-up until maturity
Payment management, quarterly reports to the lender, and coordination in case of renewal or default.
